Thank you for your opinion. Should I say "towards the purchaser(s)", would that sound better to you? I didn't in fact imply forfeiting the interest of the deceased by the executor.

If the title is defectivein a probate sale fo any properties, the vendor alias seller is to 'make good' such by supplying missing deeds, docs. and past receipts.
It can mean prepare a conveance if one is missing, though rather a continuous chain of title deeds if the land is unregistered. If regd., the title is state guaranteed,
the covenant of further assurance, where the grantor promises to deliver any document necessary to make the title good
To be a good root of title, a document must satisfy each of the following requirements: It must deal with or show the ownership of the whole legal and equitable interest in the land in question. It must contain a recognisable description of the property.

Your real-life *examples* are both US Am. / Phillipine-influenced ones. I've worked in UK conveyancing and think the 'make good' refers to rounding off the chain of title.
