Esta frase es parte de una des las cláusulas de un Poder General, mi duda es si "saneamiento" aquí es "clear title"
Gracias!
Respecto de cualquier clase de bienes está facultado para comprarlos, venderlos…….reciba la posesión y ocupación de lo adquirido, haga la tradición de los bienes enjenados y lo obligue al saneamiento.

I think something is missing. Creo que "lo obligue" se refiere a quien enajena o hace la tradición del dominio, pero nunca lo nombra....
The previous sentence reads:El mandatario podrá realizar los actos que a continuación se enumeran a vía de ejemplo...

As Robert suggests, it would be useful to have the whole text (exactly what is ellipted in the ….. part). And I agree that it isn’t clear exactly who/what “lo” refers to.

But you are right in noting that in a transfer of title/ownership (“tradición”), “obligación de saneamiento (por evicción)” refers to the seller’s obligation to provide warranty of good title, (also called "warranty against loss of title"), ensuring that after the sale the buyer’s title will not be challenged by someone claiming superior rights in the property.

(Warranty of clean/clear title is perhaps more appropriate for rendering "saneamiento por gravámenes ocultos". The third "saneamiento-warranty" pair is "saneamiento por vicios ocultos = warranty against hidden defects.)

This what Spanish powers of attorney routine say, namely the attorney-in-fact or agent can compel the principal or client to give a covenant over the property.
