'emphyteusis' in Chambers Dictionary: 'in Roman law, a perpetual right to a piece of land, for which a yearly sum was paid to the proprietor'.
Merriam-Webster Dictionary: 'a kind of conditional grant of a right to the possession and enjoyment of land; also, the right so granted, or the tenure by which it is held'.
